
Two planned unit developments are scheduled for public hearings Monday at the county commissioners meeting.
The proposed Coleman Tract will be the site of a planned unit development with 190 single family and duplex homes, built on 65 acres between Wright Road and Narrow End Road. The property will have two entrances off Dothan Road, and will tie into county water and sewer. Kyle Cox is the developer for the project.
All the homes will be built on site, on individual lots ranging from 5,000 to 7,200 square feet. The development plan also calls for vegetative buffers between different types of homes and around the development. Plans also call for an “amenity center” with a pool, parking, sports courts, a mail center, and other features.
The second proposed development, known as the Sardis Tract, would bring between 1,000 and 1,100 homes to a section along Peacock Road near Tabor City. The property is located on the west side of Peacock, near Swamp Fox Highway. The development would tie into Grand Strand Water and Sewer for utilities.
While primarily residential, some commercial development would be included on the site.
Jeffrey Malpass of Wilmington is the owner and developer of the property.
Plans call for single detached and semi-attached homes, with construction to begin within two to three years.
Concerns over an old cemetery on the property were raised at a meeting hosted by the developer. A spokesman for Malpass Engineering said the cemetery will be preserved, and if unmarked graves are discovered during construction, work will be halted and adjusted accordingly. The cemetery will also still be accessible to visitors.
Retention ponds will also be installed to help with persistent flooding in the area.
Monday’s commissioners meeting starts at 6:30 p.m. in the county office building on Webster Street.
